Dry time is different from cure time. For premium water-based finishes (like Bona Traffic HD), the floor is dry enough to walk on in socks after 3 to 4 hours. You can move furniture back (lift and place, do not drag) after 72 hours. Cure time (when the finish reaches maximum hardness) takes 3 to 7 days; keep rugs off the floor and avoid wet cleaning until curing is complete. For oil-based finishes, double these times: wait at least 24 hours before sock-walking, and 7 to 14 days for a full cure.

Water-based polyurethane dries much faster (3-4 hours vs. 24 hours), has very low odor (VOCs), and cures clear, preserving the natural color of the wood. Oil-based polyurethane has strong fumes, takes longer to dry, and "ambers" (yellows) over time, giving the wood a warm, golden tone. While oil-based was historically tougher, modern premium water-based finishes (like commercial-grade crosslinked polyurethanes) are actually harder and more scratch-resistant than oil.

Most people stay. The work zone gets sealed off, but the rest of the house keeps running. Pets need a separate room or a day with a friend during sanding (loud) and the first finish coat (fumes). Cats and small dogs handle it better in a closed bedroom with the door taped at the bottom.

Manufacturer warranties on the wood and finish are separate and live with the brand (typically 25 years for solid hardwood, 10 to 25 years for engineered). We do it for you. Pianos, gun safes, and antiques over 250 lb need a separate quote because we bring extra hands. Closets, beds, dressers, and dining tables, we move them at no extra charge. Empty out small fragile items (lamps, picture frames) before we arrive.

Solid hardwood (one piece of wood) belongs in dry, above-grade rooms. Engineered hardwood (a real wood top layer over plywood) handles basements and Portland's wet winters better. LVP (luxury vinyl plank, waterproof printed-vinyl planks) is bulletproof for kitchens, bathrooms, and rentals but isn't real wood. We'll bring three samples to your house and walk through which one fits where.
