This proprietary empirical research report is published by Flooring PDX based on 40 completed, owner-supervised residential flooring projects across the Portland-Vancouver metropolitan area between May 1, 2025 and July 8, 2026.

Unlike generic national cost estimators, this benchmark reflects actual job ledger data from local Portland housing stock, measuring costs by initial floor condition, project timelines, species popularity, stain selections, seasonal equilibrium moisture content (EMC), and repair feasibility outcomes.

Floor Condition Is the Primary Cost Driver: Across 40 analyzed projects, the starting floor condition created a 38.4% variance in total refinishing costs per square foot ($4.95/sq ft for light surface wear vs. $6.85–$7.10/sq ft for severe water cupping or historic tack damage requiring structural weaves).
