Documented process, zero surprises
This is exactly
how we work.
No surprises mid-job. Before we start, you will know every step we take and how long it takes, including whether you should plan to stay somewhere else.
Most popular service in the Portland metro area
High disruptionHardwood floor refinishing
On-site assessment
Inspect moisture levels, existing finish, board structure, and subfloor condition before quoting.
Containment and furniture move-out
Mask doorways, protect adjacent rooms, and clear furniture so dust and finish stay contained to the work area.
Multi-grit sanding with HEPA dust collection
99.8% dust-contained wood floor sanding through progressive grits with HEPA vacuum-attached equipment to flatten boards and capture fine dust at the source.
Stain and finish coats
Apply optional stain to match the desired tone, then build durable finish coats with the chosen sheen.
Cure and final walkthrough
Let the finish cure, then walk the project with the homeowner to verify edges, transitions, and clean reinstall of trim.
What this means for your home
To protect the fresh finish and avoid the strong fumes, we recommend planning a place to stay on finish day. The floors need 12 to 24 hours to dry completely.
New installs & replacements
Moderate disruptionHardwood floor installation
Subfloor and moisture check
Verify the subfloor is flat, dry, and structurally sound before any boards arrive on site.
Acclimation period
Stage solid hardwood on site for three to five days so the wood reaches equilibrium with the home before install.
Layout planning and cutting
Plan board direction, transitions, and seams, then cut to fit doorways, registers, and obstacles.
Install per spec
Nail-down, glue-down, or floating install based on the product, subfloor, and use case.
Trim, transitions, and final cleanup
Reinstall baseboards or shoe molding, set transitions, and clean the site for handoff.
What this means for your home
You are welcome to stay home during the installation, though please be prepared for loud nail-gun noise throughout the day. If your project includes a top finish coat, the standard drying rules will apply.
Targeted damage, surgical fix
Low disruptionHardwood floor repair
Damage assessment and scope agreement
Walk the damage, identify cause and extent, and agree on scope and pricing before any boards come up.
Source matching boards
Match species, grade, width, and thickness so the patch reads as part of the original floor.
Surgical board removal and replacement
Cut out failing boards cleanly and weave in new boards so the seams disappear into the original layout.
Blend sanding around the patch
Feather sanding into surrounding boards so the repair sits flush and accepts finish evenly.
Stain and finish blend
Color-match stain and finish so the repaired area visually disappears into the rest of the floor.
What this means for your home
Repairs are carefully targeted and isolated. The finish work only affects a small area, though there will be a mild odor for a few hours. Most families choose to stay home.
99.8% dust-contained, home stays clean
Moderate disruptionDustless floor sanding
Walkthrough and containment plan
Review room access, vents, doorways, pets, furniture, and adjacent spaces so containment is planned before sanding starts.
Seal off the work area
Mask doorways, returns, built-ins, and sensitive surfaces to keep the sanding zone separated from the rest of the home.
Sand with vacuum-attached equipment
Use professional sanding equipment connected to HEPA dust collection to capture fine dust close to the source.
Edge detail and surface inspection
Blend edges, corners, and transitions, then inspect the floor before stain or finish is applied.
Cleanup and finish handoff
Vacuum the work area, remove containment carefully, and explain cure timing before normal use resumes.
What this means for your home
While the dustless sanding is loud, it doesn't require you to leave. When we apply the protective finish afterward, we recommend planning to stay elsewhere for 1 to 2 nights.

What nobody tells you upfront
Yes, you will likely want to
plan for a night away from home.
Most flooring companies don't bring this up until the day of the job. We tell you now so you can plan ahead, without the last-minute scramble.
Why do I need to leave?
Fresh finish needs time to dry
The finish requires 12 to 24 hours of drying time before anyone walks on it. To ensure a perfect, smooth result, please keep all foot traffic off the floors during this window.
Fresh finish scent
Even water-based finishes have a noticeable scent on the first day. We recommend planning a night away for your comfort, especially if you have young children.
Keeping your pets safe
Pet paws can easily mark the wet finish, and the drying scent is not comfortable for them. We recommend arranging a safe pet-sitting spot or boarding on finish day.
Furniture comes back gradually
You can walk on the floors barefoot after 24 hours, and with clean socks in 2 to 3 days. We suggest waiting two weeks before moving furniture back to allow the finish to fully harden.
Water-based vs. oil-based: the choice that changes your timeline
We'll recommend one based on your situation. Here's what you need to know:
- Walk-ready in 12 to 24 hours
- Moderate odor, making it family-friendly
- Clear finish, no yellowing over time
- -Slightly higher cost
- -May need more coats for equivalent durability
- Harder and more durable long-term
- Warmer, amber-toned finish
- Generally lower cost
- -Strong fumes: requires 2 to 3 nights out of the home
- -Takes 5 to 7 days to fully cure

Craft standards & transparency
Why low-ball $2.50 bids cost double later
Comparing price per square foot without verifying dust containment, finish durability, and owner supervision is a costly gamble. Here is how our craft standards compare.
| Standard | Low-ball bids ($2.50/sq ft) | Flooring PDX ($4.95/sq ft) |
|---|---|---|
| Dust containment | Open-air bags (fine dust settles in HVAC ducts & walls) | 99.8% HEPA truck-mounted vacuum containment |
| Finish quality & odor | Cheap toxic oil varnish (harsh fumes linger for weeks) | Commercial Bona Traffic HD waterborne (walk on in 3–4 hrs, zero harsh odor) |
| Craftsman & supervision | Outsourced day laborers or rotating sub-crews | 100% owner-supervised and executed by Vasi Popovici |
| Licensing & insurance | Unlicensed, unbonded, or missing Oregon CCB coverage | Oregon CCB #227332; bonded and insured (documentation available) |
| Stain color testing | Guesses tone from a paper brochure | Physical stain test patches applied directly on your prepped floor |
| Written warranty | No written warranty once final check clears | Written 1-year craft and finish warranty included |
